Project Overview
Team Armored Roofing recently completed a targeted roof replacement project in Lake Mary, Florida, addressing ongoing leak issues stemming from an aging shingle roof. The back section of the roof was experiencing significant deterioration, with rusty nails and failing shingles causing stains on the interior ceiling. Instead of continued patching, a partial roof replacement was chosen as the best long-term solution to resolve the issues and protect the home from further water damage.
Work Performed
The project focused on replacing the back portion of the roof. This involved removing the existing shingles down to the wood deck, followed by replacement of any rotten wood and re-nailing the decking with 8D ring shank nails to meet current code requirements. We installed a new peel and stick underlayment for enhanced waterproofing and potential insurance discounts. New lead pipe boot covers, galvalume vents, drip edge, and valley metal were installed. The project was completed with new Timberline Lifetime GAF HDZ high wind rated shingles, as selected by the homeowner, and an upgraded omni roll cobra ridge vent system with additional vents to ensure proper attic ventilation. We also addressed the deteriorated ridge cap on the front of the house.
